TENDER PROCESS
Once the drawings & specification have been finalised & approved by the client, Quartet will put the project out to tender. We can recommend a wide range of approved contractors depending on the nature of the works. Alternatively you may have a preferred contractor with whom you have previous experience.
We will take prospective contractors around the site covering the work in full and answering any questions. Once the quotations have been submitted we will vet them for competitiveness and negotiate on your behalf over any items that may seem overvalued and tweak the package by modifying design and specification to ensure that the final figure is within budget.
CONTRACT ADMINISTRATION
Once the contractor has been chosen and the prices, payments & time schedules have been agreed, if required Quartet will draw up a legally binding contract between you & the contractor. The main purpose of a contract is to protect both the contractor & the client in the event of any problems or disputes arising.
It also can be used to effectively contain any cost or time overruns incurred during the build stage. We strongly recommend that, where appropriate, clients enter into contracts with the chosen builders.
SITE MANAGEMENT
During the build stage of the project Quartet will make regular site visits to ensure that the work is being carried out according to the specification & time schedule agreed, and to troubleshoot any unforeseen problems that may arise.
We also issue regular valuation reports monitoring the project progress in relation to the payments schedule to ensure that the contractor never gets paid in advance of work not completed, thereby eliminating any vulnerability on the client’s behalf.
PROJECT CONCLUSION
The most crucial phase in the build stage of any project is the conclusion. The quality of the finish will determine the overriding impression of the whole project, regardless of how well the structural elements have been executed. It is also the moment where the project is most likely to overrun in time & costs and you are most likely to fall out with the contractor.
It is the stage where the skills of all the trades involved are most tested as they all compete with each other to get their work finished. Quartet will bring the project to a satisfactory conclusion overseeing the snagging process and acting as arbitrator to ensure that both parties meet their contractual obligations, and everyone departs on the best of terms.
